We are a unique husband and wife team both bringing unique skill sets to you. Cheryl’s background was creating smiles as a former Certified Orthodontic Assistant to become a buyers agent in 2013. Her ability is to create an environment of client comfort and assurance in walking through the Home buying and Selling process. Today’s market requires a Realtor that not only knows how to navigate the systems but how to communicate and keep the deal together and works hard for her clients.

Barry Is new to the scene. He had been in the car business for over 35 years and just recently decided to join Cheryl in helping to give the best customer service and create a Team that allows for the best possible negotiations for our clients. He is the fun loving guy that will literally drive to the end of the earth for his clients. He is a master negotiator and will never hesitate to do whatever it takes to follow the clients wishes. BUYING A HOME

Buying a home in today’s market can be exciting and somewhat overwhelming. The best way to begin this pathway to home ownership is to look for an aggressive realtor that will take the time to explain the steps.

For us this process is pretty simple. We want to talk with you first to see number one if we are a great fit. We want to make this process as fun as possible, walk you through the process and give you as much information you may need.

FOR FIRST TIME HOME BUYERS: THE BUYING PROCESS

Get with a lender first. You don’t start looking until you know what your budget will allow. This is by far the most intimidating part of the journey. We will be here to guide you through, the steps to make it easier. First make a list of your monthly expenses, compare with your income, and see if adjustments are necessary. Gather essential documents such as W-2 forms, 2 year income tax returns, pay stubs, records of alimony and bank statements from past months. The lender will run a credit report. Be prepared to show all these documents several times during this process. Also once this process starts do not use credit cards for any purchases unless you discuss this first with your lender. You may talk to several lenders to compare their rates and see whom you feel most comfortable working with.

Your lender can help you with determining how much you feel comfortable spending. A good rule is about one to two times your current annual income. Existing debt is considered in the mortgage process (car payments, credit cards, student loans, etc.) this should never exceed 40% of your gross monthly income.

FINDING YOUR NEEDS AND WANTS

Good rule of thumb if you can find 80 percent of what your looking for in a home, 10% won’t matter and 10% you can change! Make a list of non negotiable features for your family.

These are just a good place to start. The style, features, architect are other things once you start looking that will start becoming clearer as you move along in the process. Having a clear idea at the beginning will help us as Realtors find the property to fit your needs.

Setting up a time frame for locating a house is a good idea. We will ask that when we begin. Once we find a home and go under contract it generally takes 30-45 days, to go through the escrow process.

During this journey, it takes a village. You will have a whole team helping you along. A Lender, Title Company, Inspector, Pest company, Insurance Agent, etc… YOUR Realtor orchestrates the whole process…that’s why you need someone you can trust!
